Integrated Design
Facilities Management

SSH's approach to facilities management (FM) has been developed in line with client demands and expectations. In a maturing marketplace, the clients' expectations and understanding of FM Services has ensured that service quality and innovation are enshrined within the company’s organisational culture. The range and complexity of services being provided by FM companies has expanded in order to provide the maximum amount of benefit to purchasers of these services, so enabling customers to concentrate on their core business activity.

Implicit within SSH's role as a building consultancy is recognition that FM organisation are not only the straight service provision elements of the support service areas, but also that their integration within the clients' organisation and business such that they are seen to operate as one, with the service provision being a transparent function to the users of the services.
Facility Management
Through this integration, SSH is able to establish and interpret the client's organisational requirements and provide effective service solutions to meet the client needs whilst ensuring overall running costs are minimised and 'Value for Money' is achieved. In the light of the new strategic approach taken by FM, and given the significant cost saving and other benefits available to purchasers of these services, the profile of FM forms a much higher priority in any organisation's 'Value Chain' than at any other time.

The nature of contracting within the FM industry has changed from the traditional method of providing fixed price charges for standard service specifications; the aim now is to establish a pricing structure that allows for shared risk in running any large operation. This acts as a catalyst for the mutual aims and objectives when negotiating and delivering contracts. This methodology forms the Philosophy behind SSH’s FM Consultancy. Culturally it provides for entrepreneurial innovation with the contracting methods used and, from a staff development perspective, it provides a flexible and open structure. Perhaps unique to the way in which SSH provides the range of FM services is our commitment to the development of in-house skills within SSH and the contractors, suppliers and, if so required, our clients’ FM operation.

FM Service Cycle There are many benefits which emerge from this principle. Whilst guaranteed quality and reduced cost must head the list of benefits, there are substantial improvements in terms of job satisfaction and prospects for staff.
