Madinat Al Irfan Business Park

The Madinat Al Irfan Business Park Phase 3 in Muscat, Sultanate of Oman, forms part of the continued development of the wider Madinat Al Irfan masterplan and its vision to establish a future-ready business destination aligned with Oman Vision 2040.

The development spans a total built-up area of 104,825 sqm on a 32,810 sqm site and comprises three 40-metre-high office buildings arranged over eight floors. A defining feature of the scheme is a central landscaped open-air podium that acts as a shared civic heart, promoting connectivity, interaction, and wellbeing across the development. Supporting infrastructure includes two basement levels accommodating parking, prayer rooms, back-of-house areas, and MEP facilities.

Designed as a high-performance commercial environment, the Business Park integrates sustainable design principles and energy-efficient systems, targeting LEED Gold certification.
