Job Purpose
The Architectural Inspector is responsible for supervising all on-site architectural installations and construction activities. The role ensures that the building’s finishes, structural-architectural interfaces, and landscaping are executed in strict accordance with specifications, approved drawings, material submittals, and UAE statutory regulations.
Core Responsibilities
- Monitor and inspect architectural works—including masonry, thermal insulation, waterproofing, façade systems, and internal finishes—to ensure compliance with approved drawings, method statements, and specifications.
- Inspect and approve on-site mock-ups for various finishes to ensure they meet the design intent and Client’s quality expectations before mass installation.
- Verify that all architectural materials delivered to the site match the approved submittals and samples. Ensure proper storage and handling of sensitive materials (e.g., marble, timber, glass).
- Issue Field Observation Reports and Non-Conformance Reports (NCR) immediately upon identifying deviations. In consultation with the RE, issue violation notices or stop-work orders if work fails to meet safety or building codes.
- Maintain detailed daily logs and supplement inspection records with high-quality photographs. Ensure all QA/QC documents (IRs, MIRs) are processed within mandated turnaround times.
- Lead the preparation of comprehensive architectural snagging lists. Conduct de-snagging inspections and review “As-Built” drawings and O&M manuals for accuracy.
- Monitor site conditions to ensure adherence to safety standards. Instruct emergency procedures where appropriate to avoid accidental damage to finished works.
- Maintain strong relationships with contractors and the design team to resolve site clashes (e.g., MEP services vs. architectural ceiling heights) efficiently.
Skills & Experiences
- Bachelor’s Degree or Diploma in Architecture or Architectural Engineering.
- Minimum of 10 years of total experience, with at least 7–8 years specifically in Site Inspection within a Consultancy or Supervision firm.
- Significant Post-Contract Supervision experience, specifically in QA/QC for high-end hospitality, residential, or mixed-use developments.
- Thorough understanding of UAE Building Codes, DCD requirements for fire-rated cladding, and Municipality standards.
- Proven ability to work effectively across MEP and Structural teams to ensure holistic project delivery.
- Strong command of written and spoken English. Arabic proficiency is a significant advantage for authority liaison.
Core Competencies
- A keen eye for detail regarding finishes, alignments, and color consistency, ensuring the physical building reflects the “Luxury” or “Premium” design intent.
- Ability to interpret complex architectural details and identify potential installation errors in façade systems, waterproofing, and specialized fitouts.
- Diplomatic but firm in enforcing quality standards with contractors, especially when rejecting substandard finishes or non-compliant materials.
- Ability to handle high volumes of Inspection Requests (IRs) during peak finishing stages without compromising the quality of the review.
- Commitment to upholding the project specifications and safety codes without compromise, ensuring the long-term durability of the building.
- Capable of suggesting practical site adjustments when design details face unforeseen physical constraints on-site.
- Ability to translate complex architectural requirements into clear instructions for site foremen and contractors.
