J1 Beach, Dubai

The J1 Beach site is located on approximately 500 metres of beach front in the suburb of Jumeirah 1, Dubai, and forms a section of two Dubai Development Authority (DDA) plots (3321843 and 3321755), which comprise a total area of approximately 103,550 sqm.

The project will be a high-end food and beverage destination, with all establishments having alcohol licenses. The development consists of three beach clubs and nine F&B units with a maximum G+1 level height. To the south of the site, a G+2-level parking structure and a one-story prayer room/SPS structure will be located. The total GFA of the project is 8,703 sqm and the total built-up area is around 30,000 sqm.

SSH’s full scope of work stretched from concept design to IFC, as well as site supervision. The project’s timeframe was short, and the whole design, from concept to tender documentation, required 7 months to be completed.
