Mandarin Oriental Hotel and Residences
The Mandarin Oriental Hotel and Residences houses 149 keys, 156 serviced apartments divided into 41 one-bedroom, 84 two-bedroom, 29 three-bedroom, and two four-bedroom units, and features a retail component. The property is located in Muscat city centre in the prestigious Shatti Al Qurum area, benefiting from being just 20 minutes away from Muscat International Airport.
SSH was appointed by Eagle Hills as Lead Consultant on the project, responsible for delivering architectural, structural, and MEP technical design, together with construction supervision services, while an international architect undertook the front-end design of the project.
An additional mandate was to ensure the project design reflected traditional Omani principles and that the overall development delivered added value to the community through the hotel, serviced apartments, and its retail and food and beverage outlets. The project utilised a smart selection of materials to optimise construction costs and resources while maintaining Eagle Hills’ vision of creating a desirable destination for both local and international visitors and guests.
SSH sought to ensure that this coherent development amalgamated exquisite architecture with practical, cost-effective functionality, and that it achieved an integrated design that balances the requirements of buildability, maintainability and facilities operation. In both spatial planning and aesthetics, the hotel and its components complement and respect the regional heritage.
Furthermore, the intention was to maximise the use of durable and readily available materials that are appropriate to the regional climate, as well as to ensure a low-impact environment utilising tried and tested methods for creating micro-climates, shading and landscaping that are sustainable – both in terms of its utilities and materials.
